I had a long-term leak in the downstairs back bathroom and utility room. Property 1st came on the day planned in early August 2024 and stripped the areas, which I dried out with dehumidifiers. They did a few extra jobs for me too. This all went well. The workers were polite, friendly and helpful and the work was of good quality.
They suggested fitting trickle vents into my old windows to aid air circulation to help deal with any ongoing damp issues. This was not cheap for the amount of time it took for them to be installed, but it seemed like a good idea at the time.
The manager overseeing the work was very customer focused and professional and made sure that I was happy with the work, making adjustments where I wasn’t. The quality of the work was good and I was happy with the result. He was also very focused on trying to resolve any problems that I had quickly and efficiently, but he wasn’t always successful in this due to other factors beyond his control.
After the bathroom, utility and kitchen areas was declared dry by myself in mid-October 2024, I noticed that there was a damp problem in the main area of the house. Property 1st voiced concern about this and stated that they might have to pull out of doing the bathroom because of the damp in the rest of the house. I didn’t understand why this was the case since we had a contractual agreement to refurbish the bathroom, and they would be leaving me after several months of involvement with a big problem on my hands. This caused some concern. They came round the next day to inspected the house. The bay window roof in the front lounge was found to have a leak, which I got repaired by another company. Property 1st agreed to go ahead with the bathroom refurbishment as planned. The work was carried out in November 2024.
There were a few snags that needed attention in March 2024 and the manager organised for someone to come out for a morning to put them right. I don’t have a problem with mistakes, as long as they are sorted out, as these ones were without issue. However, the same cannot be said for the two windows where the holes drilled for the trickle vents did not line up at all (see pictures).
The manager visited in early December 2024 and said that the 2 top light windows needed replacing and went about trying to find a manufacturer who could replicate them, matching the bigger windows in which they were set. After much time and effort, he was unsuccessful and his boss told him to organise to get the holes in the windows filled with plastic, rather than replace the whole windows. I was not happy with this since Property 1st caused the damage, and made the suggestion in the first place that the trickle vents be installed. I felt that they should not offer to fit trickle vents in old windows if there are not willing to replace them if the work goes wrong. They claim to guarantee all work for one year.
I contacted local window installers for advice. The consensus was that the entire windows should be replaced. I insisted on the windows being replaced, which was eventually agreed. A window installer visited in February 2025 to measure the windows. In May 2024 I was contacted by property 1st to say that they needed to come and measure up the windows before putting in the order with the installer. I don’t know why the order was not put in when the installer measured them in February. The windows were finally replaced at the end of August 2025, 9 months after the damage had been discovered. I now rent my house out and my very patient tenant had a boarded-up bedroom window for 7 months.
One good point was that the initial quote was accurate when I got my bill. Future customers might benefit from making sure they are happy with the work before paying the final instalment to ensure timely repair of defects. I would also say that while the initial quote was comparable with similar companies, subsequent quotes for work (such as decorating and repointing) were considerably higher. The windows were installed well and I am happy with them. It's very unfortunate that the windows were not dealt with in the same way as the other issues.

Property 1st supplied, fitted and painted a replacement fire door between the house and the garage. The two workers were considerate given that they had to work with the garage and door open. We were fully consulted on a couple of small issues where the original specification needed review in light of the actual situation.

This is an excellent company. Response and quality of work were first-rate.





When working in any property, we do show concern with regard to damp, as this could impact on products and finishes we install in the future, this is why we raised concerns at the time.
Initially we spent time researching and visiting various upvc manufacturers to ascertain the make of the existing windows. We found the manufacturer had within the last 12 months been dissolved and all upvc extrusion and machinery sold to Ireland, so no matching parts available. We then investigated a specialist upvc repair operative who initially showed an interest in helping with the problem, but after a period of several emails/conversations they withdrew from the job.
We always double check sizes/styles before manufacturing bespoke products to try to prevent mistakes occurring.
The window was boarded up with an insulated board so was giving appropriate protection.
We endeavour to work in with everyone’s timescales but on reflection we should have been more proactive in getting this work completed earlier in the spring/summer.
