We have used; 'Rob Lloyds Property Services' for many years, doing many different jobs, and ALWAYS found him reliable, competent, pleasant and his prices very agreeable, we even leave the purchasing of many items to him as his knowledge of what works best is greater than ours.
Some of the various jobs he has done for us include; re-placing 2 bathroom showers (several years apart,) fitting a new kitchen sink/draining board unit - he even bought the 2 new support leg for the draining board for us - re-positioning and plumbing-in a washing machine, and installing an outside garden tap.

Trouble-shooting various leaks. Our plasterer suggested Rob as we needed a plumber and he has proved to be a very capable, reliable, skilled craftsman. Each task was discussed with a view to obtain optimal results and keeping costs down. His vast experience was shared with us to ensure we reached the best result. His deep attention to detail and neat style of working minimised mess and he always cleans up afterwards.
In addition he is happy to discuss work with other tradesmen involved with a project.
His communication by phone, text or e-mail is first-class with prompt response to questions.

6 x Radiators replaced and one capped off.
Replaced sink tap, Shower, Toilet cistern valve, Outside tap, internal isolation valve and Magnetic filter Rob was very quick to respond to our call for a quote, and once the date was agreed, Rob was on time and delivered everything within the discussed timescales.
Rob was very pleasant and was very focused on delivering an excellent outcome.
The toilet cistern replacement unearthed some unexpected findings, but Rob diligently set about solving the issues, without it affecting the price.

We had an old radiator that was in the incorrect place, that needed to be replaced with a new column radiator. This included fully prepping the wall behind and moving pipework so they came directly up from the floorboards. Rob provided an excellent service from start to finish. The proprietor, Rob, gave us advice throughout the project which included initial planning, complete clear out of the old bathroom back to bare walls, retiring, plumbing fitting of the white goods and tiling. Replace leaking tlennostatine radiator valve in shower room. I have used this firm on many occasions. I have always been pleased with the results Mr.Woyd is always helpful and polite. Have recommended him to friends.

To remove all existing wall tiles and existing shower.
To re plumb shower due to new combi boiler, then install customers own shower.
To re-tile walls around bath, splashback above basin and windowsill.
To re-fit existing bath screen with new seal on bottom edge.
To fit new taps supplied by customer to basin and bath in bathroom and basin in cloakroom.
-Rob is a lovely man, very friendly and chatty. As a single younger female I felt comfortable with him being in my house without me present and would recommend him as someone who is very trustworthy.
-Rob tends to take his time with the job, this means a good quality finish, but also that the job may take longer than expected. It might be useful to get a projected end date for the work, although this may change.
-Rob''s work is very good value for money. He completed all work planned.
-I would definitely recommend him and have done so to my neighbour.

Rob at Lloyds Property Services did a great job of replacing an un working toilet and putting in a new sink where there was no sink. He also sorted out my walls with a lovely bit of plastering.
It''s only an outside loo, but it is certainly a very smart and functional room now.

Replace Kitchen Sink and worktops I wanted my kitchen sink and work tops replacing but keeping the existing fitted units and wall tiles. Rob was extremely helpful in finding suitable worktops and a sink which he ordered and arranged to be delivered. He started the work on the agreed date and managed to remove the old worktops without damaging any of the tiles. He installed the new tops and sink and cut a hole for the cooker hob. He renewed the old waste pipes and repaired the cupboard beneath the sink.
I was very pleased with the new tops and sink and it has made a big difference to the kitchen without having to replace the tiles and cupboards. Rob managed to keep the disruption to a minimum and left the kitchen as tidy as possible at the end of each day. I found him very helpful and efficient and would have no reservations in recommending him to anyone else.

Complete bathroom change and restyled Can not praise Rob enough, from start to finish very professional and makes you feel in good hands. Also his aftercare keeping in touch and making sure everything working to our satisfaction, Transformed our bathroom, a joy to use.

Replace kitchen sink and the tap with new one.

Install customers own shower pump and 1 x bath and 2 X basin taps. Rob's work is of a very high quality. He took his time to explain how to isolate hot and cold water. I would certainly approach him to do further work.

Update bathroom, including removing old tiles and flooring, removing and replacing bath and basin wastes. Retiling, new floor, new taps etc. Rob was friendly and efficient and carried out the work as agreed.

Remove period Victorian high level WC and repair flush mechanism and supply fit new pan connector and flush cone. Rob was prompt, professional and knowledgeable. He was also friendly, efficient and able to overcome challenges caused by the unusual plumbing layout.

Replace customers own 1200 X 900 quad shower enclosure with a new one. Had to wait for the firm to complete another job and also organize help with the job because the shower enclosure was very heavy. Once their arrangements were in place a firm start/finish date was given and adhered to. We would definitely use the services of Lloyds Property Services again. The staff were polite and answered any questions we had. They arrived at our house and got on with the job - we were completely satisfied with the work carried out.

Retile our bathroom, fit mixer taps, new sink taps, and fit a new radiator. Really nice chap, done a lovely job of our bathroom, would use him again.

Take out old shower and replace with new. Rob did a great job taking out my old shower and putting in a new one. Communication was great, he was very reliable and I always knew what was happening and when. He''s also a really nice bloke and the whole experience was stress free. Two replacement radiators obtained and fitted, old ones taken off, system drained and replenished. Very quick work at short notice and very communicative and helpful throughout. I thought price very reasonable also for work involved.

Replace defective shower valve with new thermostatic lever action shower valve. Felt very comfortable would recommend in a heartbeat.

I found Rob,to be a very pleasant, considerate and polite man. He was extremely helpful, with my decision making and made sure that I was happy with everything at every step along the way. I am so pleased with the end result and would highly recommend him, in fact, I have already asked him, if sometime in the future, he would remodel my bathroom. Sticking ball valve in loft cured – dripping main stop valve cured. Immersion heater trip reset. I first used Rob’s firm 3 years ago and have always found him to be very professional. I know I can trust Rob to do all excellent. Job at a fair price.

Supply & fit new monobloc sink tap & wasted all color matching, supply & fit sink waste trap and pipes. Remove wall cupboard & section of worktop to allow tall fridge freezer. Mr Lloyd is a very kind and helpful man and nothing was too much trouble for him. He even plumbed in the washing machine to the new waste pipes for me. Very happy with the work he/did for me.

Combined seperate bathroom and toilet
into one room. New window. Replaced bath and toilet and re-tiled. Pleased with the results.

Change over customers own sink & tap. Clear blocked central heating system with power flush. Compared to various other quotes (where do some of these other companies get their prices). A very big 10/10.

Replace radiator in lounge plus new radiator in conservatory. Mr Lloyd carried out work for me in conjunction with a local builder. I found his manner courteous, friendly but professional, and I would have no hesitation recommending him. Nor would I have had any objection to him working unattended in my home as I felt he was trustworthy.

Split flem hose to basin tap & second tap not functioning. Replaced hose & corrected tap fault. Helpful & kind man, flexible with carrying out the work. Worked tidy, explained problem and ways of repair. Very happy with the work completed at a good price. Well worth the call.

From the moment we met Rob and he came to give us a quote, we were comfortable with him and confident that he would give us what we wanted. He started when stated and even though halfway though, he had some personal issues to sort out, he kept us informed and finished the work as soon as he could. He was polite and worked tidily and completed any changes we requested in a timely manner. He also did some extra tiling at the end for us. Replace damaged central heating pipe concealed in stud wall. Then repair damaged wall. I have used the services of Lloyds Property Services, on several occasions and Rob Lloyd has always been helpful, professional and clear in his explanations of what the work will entail, any charges being discussed in detail. I have had 2 burst pipe emergencies and both times he responded promptly. I would not bother to call anyone but Rob Lloyd for my plumbing needs.

Change radiator in bathroom & correct faults in c/h system & boiler service & efficiency test.

Rebuild leaking shower. Fix leaking bath & repairs to wash basin, water softener & hall ceiling. Very pleased with the service and quality of work. Not the cheapest but not unreasonable and in my view definitely someone you can trust to do a good job.

Reset immersion thermostat. Stopped main stop lock from leaking & changed ball valve in loft. Extremely happy with all aspect of the work and would definitely use this firm again.

Complete bathroom refit. Mr Lloyd had a tricky task to remove our old bathroom and ceiling from our very old cottage, and had a huge amount of patience with the level of difficulty.

He was extremely helpful in suggesting types of fittings which would be compatible in an older property.

Replace Victorian lavatory cistern with matching one & de humidifier to dry out after leak. Mr Rob Lloyd was so considerate, very polite & reliable. He rang me several times to see if the de humidifier was working well. I will certainly be using him again in the future.

Install bathroom into victorian terrace removing disused chimney The work was designed and completed to an excellent standard and effort was put into keeping costs down. This is a rental property and it was important to make the project economical. The existing bathroom was in a state which would not pass building inspection and the bathroom was damp and cold. The young family who live here were expecting a child and the work including an extra door was surprisingly completed before the birth. I would use this firm again.

Total refurb of bath /shower room inc shower pump & heated tower rail & extract fan. I would have no hesitation for recommending Mr. Lloyd to other people, or to use his service again. Highly professional with great pride in the quality of his work, he is always prepared to go that extra mile. Very importantly, he always lets you know what is going on and keeps his promises.

Paint walls of a hall (small), 1 small wall – wallpaper! Hang 3 doors – ceiling emulsion. Wanted £600 – but he agreed to match quote already had £250! Paintwork was not sanded down painting patchy – 1 coat not 2 as charged – had to point out mistakes on ceiling painting wallpaper full of bubbles. Pointed out flaws on doors to be hung – but went ahead & hung them anyway. Didn’t start day promised. Mr. Lloyd is definitely not a painter & decorator. Job had to be redone.

Fix WC leak, replace skirting, re-tile, replace flooring, re-paint, stain block. Rob is always prompt, reasonable and professional. He does what he says he will do, at the time agreed and for the price quoted. He has been invaluable to us as we live 600 miles from our house which is rented out.
